Partial rental ban in Amsterdam begins on April 1! The Municipality of Amsterdam imposes a partial ban on renting houses with a value of 512 thousand Euros or less. In November, six out of ten houses in Amsterdam were scheduled to be included in the new protection. If one of these houses is purchased, it cannot be rented out within the first 4 years; buyers will have to live in this house for at least 4 years. The application will come into effect on April 1.
There are some exceptions to the self-residence requirement. For example, the aforementioned houses can be rented to close family members such as parents, children and siblings. Or, if the landlord is abroad, it can be rented temporarily. Houses that are an integral part of a commercial space, office or shop can also be rented as an exception.
With this decision, the municipality aims to provide convenience to middle-income citizens who want to buy or rent a house. One third of the houses in the capital Amsterdam are in the hands of private investors. The tendency of investors to buy and rent causes house prices to increase. Currently, the average rental price in the city is around 1500 Euros.
The municipality said in its press release today, “Houses are for living inside, not for making money.”
